Do not confuse the quick Auflassungsvormerkung (weeks) with becoming the legal owner — ownership transfers only when the Eigentumsumschreibung is complete (months). There is no fixed statutory deadline for the land registry; the timeline is driven by third-party clearances and regional caseload.

After a property purchase, becoming the registered owner (Eigentumsumschreibung in the land register) typically takes about 3–6 months from the notary date, because it depends on tax clearance (the Finanzamt's Unbedenklichkeitsbescheinigung), waived pre-emption rights and the land registry's workload. Times vary enormously by region — from a few months up to eight or more where courts are backlogged (Bremen has reached ~35 weeks).
